Concrete Pool Decks in Alexandria VA - a surface that holds up around the water
Cracked or flaking concrete around your pool? We check whether it can take a new surface or needs replacing, then do the job it needs.
Have us look at your pool deck
We pick up at (571) 760-4255 until 11 PM every day, so you can call after a swim instead of squeezing it into your workday.
What does it take to redo a concrete pool deck in Alexandria?
A concrete pool deck in Alexandria is either built new or, when the old slab is still sound, resurfaced with a concrete coating that covers its flaws, and the first job is figuring out which one your deck needs.
Most calls start with a deck that's cracked, flaking or tipping toward the water, and the price moves with the square footage, whether the old concrete comes out and gets hauled away, how hard it is to get equipment into the backyard and what the ground underneath looks like once we can see it. The schedule turns mostly on the permit and the weather, plus curing, the wait while new concrete gains strength before you put the chairs back. Your own figure comes from the written estimate, after I've seen the yard and asked where the water goes.
Why Alexandria pool owners call J&K Alexandria Concrete Company
I write the estimate myself
I look at the job and write the estimate, and our own crew does the forming, pouring and finishing. Nothing gets lost between the quote and the pour.
Licensed, insured, in business since 2017
We're licensed and fully insured, and I started this business in 2017 after years of framing houses on bad slabs. That's why the base you'll never see gets my attention first.
Planned for Severe concrete weathering
The city's design criteria rate the weathering potential for concrete here as Severe. So I plan the base, the drainage and the sealer around that before anything gets poured.
On a pool deck, the part that counts is the ground under it and where the water runs. Ask us to come look at yours, and bring every question you've got.
How we build and resurface concrete pool decks
On an older deck, I check first whether the concrete can take a new surface or has to come out, because a coating over a slab that's still moving just cracks right along with it. I also ask whether your pool is salt or chlorine before we talk sealers, since the salt changes what holds up. When the deck is coming out, we break it up and haul it off, dig out the soft dirt and pack the subgrade, the ground the slab sits on, so it doesn't settle later. We check where the water runs so the deck sheds it away from the pool and the house, pour in the cooler part of the day so the top doesn't turn out weak and dusty, and cut control joints, shallow cuts that give the slab a place to crack where we choose instead of where it likes. If the budget gets tight, I'd rather spend it on the base than on a fancier top, because nobody sees the base on day one and everybody sees it a few years later.
Pool decks rarely stand alone. If the deck meets a slope or a back door, we can build concrete steps down to it while the crew is already set up, and if you're adding a pool house or an equipment shed nearby, the slab foundation under it is worth planning alongside the deck.
Tear out and replace
Best when the deck is sinking, heaving or cracked clear through, because no coating fixes a slab that's moving. You start over with a packed base and drainage that works.
Resurface a sound deck
Suits a solid slab that's chipped, stained or worn on top. A concrete coating covers the flaws without the cost and mess of breaking the whole deck out.
New deck around the pool
For a pool going in, or an old deck of another material being swapped for concrete. We plan the base and the drainage from scratch around the pool's edge.
How do you know your pool deck needs work?
Cracks that keep growing
A hairline crack is normal, but cracks that widen or spread across the deck usually mean the base is moving. Wait long enough and water gets in and breaks pieces off.
Sections that sank
When one slab sits lower than the next, the ground under it has usually washed out or settled. That edge catches bare toes, and the gap keeps letting water underneath.
Water pooling or running back
Puddles that sit after a swim, or rain running toward the house, mean the deck slopes the wrong way. Standing water wears the surface faster and ends up where you don't want it.
Flaking or a chalky top
A top layer coming off in flakes or leaving powder on your feet usually means the sealer's gone or the surface was weak from the start. Caught early, a sound deck may still be resurfaced.
What happens after you call about a pool deck?
I come out and look
I come out, look at the deck and ask what's there now and what you need it to do. My written estimate lists what's included, like removal and haul-away.
Paperwork first, then the pour
We sort out which office covers your address and what paperwork the job needs before we set a pour date. Then our own crew does the forming, pouring and finishing.
Walk the finished deck together
When the crew's done, I walk the finished deck with you and point out what to keep off it while it cures. Your satisfaction, guaranteed.
Pool deck questions, answered
These are the questions Alexandria pool owners ask most before a deck gets torn out or resurfaced. If yours isn't here, call and ask about your own deck.
How do I know if I should resurface or replace my pool deck?
Resurfacing with a concrete coating can be the cost-effective choice, but only when the old deck is a good candidate for it. A solid slab with chips, stains or worn spots usually qualifies, while one that's sinking or cracked through usually has to come out. Ask whether yours qualifies before you price a full replacement.
How much does a concrete pool deck cost in Alexandria, VA?
Installing a concrete pool deck across the US usually costs about $10.10 to $12.40 per square foot, which is a national starting figure for a new deck, not our price. Your own number comes from the estimate, once I've seen what's coming out and what's underneath.
How long does sealer last on a concrete pool deck?
One maker's guide says film sealers need recoating every 18 to 24 months, while penetrating sealers last three to five years. Penetrating sealers bring out less color, so you trade some color for longer gaps between coats. The same maker says salt pools spray salt onto the deck and call for a sealer made to resist chloride, while a standard chlorine pool typically does fine with an acrylic film sealer.
Do I need a permit for a pool deck in Alexandria, VA?
Most likely, if your home is inside the City of Alexandria, because the city requires permits for most construction and maintenance work and takes applications online only, through APEX. ZIP codes 22303, 22306, 22307, 22308, 22309, 22310 and 22315 have an Alexandria mailing address but sit outside the city, so check yours first. When we do the work, we take care of the permit work for our part and tell you up front if anything needs your signature, and the Permit Center answers questions at 703.746.4200 or Permit.Center@alexandriava.gov.
Do Chesapeake Bay rules affect a pool deck project in Alexandria?
They can, because the whole city is a Chesapeake Bay Preservation Area, and work that disturbs more than 2,500 square feet of land has to follow the rules that protect it. If your lot is in a Resource Protection Area, land-disturbing work needs City approval first, and you submit a Water Quality Impact Assessment explaining the work's effects and how they'll be reduced. I'd rather sort that out before the dig than after it.
What license should a concrete contractor have in Alexandria, VA?
Ask for both a Virginia state license number and a City of Alexandria business license number, because the city's permit filings list both. The state sorts contractors by job size, and Class C contractors take on work where a single contract is over $1,000 but less than $30,000.
